How to Stage Your Home for Sale

When you sell your home on the market, it is important to make it center stage.  The higher the appeal of the home, the shorter period of time it will take to sell the home and the higher price you’ll bring in.  There are some important rules in staging your home, and the following tips will help you to get the best when you list your home for sale.

Start with the outside of the home, curb appeal is an important factor in selling your home.  It should catch the eye of the potential buyer from the moment they drive up to the home.  Most buyers drive around the neighborhood comparing homes, prior to going to the one they are interested in.  Therefore, you want your home to be the most appealing from the curb so that buyers have a favorable opinion of the home.  Make the home as outstanding as you can from the curb!

Make all repairs prior to listing your home.  This means, a new roof, new carpet, fresh paint, whatever needs repairs, make the necessary repairs.  This will give the buyers the sense that the home has been well maintained and it is ready to move in without having to hound with you over necessary repairs. 

Gather all the information buyers will need when it comes to your home.  A flyer of the home is great which covers all the pertinent information such as the square footage of the home and all other details that buyers are interested in.  Also have a financial flyer that details what is required of the buyer to purchase a home- here your realtor can help. 

Make sure that the home is well organized and clean throughout the entire home.  Put away personal belongings and items so that they are out of sight of the buyers. 

Make sure your home is well advertised.  You want your home to be in much more than the MSL listings.  You want your home advertised on the Internet and in the classifieds, as well.  Make sure the home has the proper signage out front, down the street, and so on, and make sure that the signage includes flyers that they can take with them.

When you stage your home properly, you are preparing it for sale, and a sale that may result much faster and bring a higher dollar.
